1. Building facilities

2. Rental

Rental:30-35 USD/m2/month
Above rental includes service charges (9.a) and VAT 10%
The above Rental shall remain unchanged during the first two years from the Commencement Date. From the third following year, the Rental shall be reviewed to adjust on a yearly basis in accordance with the factual rental in the real estate market but up or down not more than 15% in accordance with the factual rental of previous rental.

3. Payment

- The office rental shall be paid every 03 (three) months at the first week of
every payment period.
- The office rental shall be paid in USD or VND according to selling rate of
Vietnam Foreign Trade Bank (Vietcombank) – Hanoi Branch at the payment
time.

4. Term

- Term of Office Contract is 03-05 years.
- Before the Contract terminates, if two sides have demand, two sides shall
send a notice in writing at least 03 months in advance.

5. Deposit

- The tenant shall pay a deposit equivalent to 03 (three) months of office
rental right after the time of signing this Offer Letter. In the event that
Contract is not signed by the Tenant, the deposit shall not be refunded to the
Tenant.
- The deposit shall be refunded to the Tenant at the terminating day of the
Contract and shall be free from any interest rate and remaim unchanged
during the Term.

6. Services

a. The following services are included in the rental:
- Lighting electricity supplied to all common areas
- Air conditioning system supplied to working hours
- Working hours: From 08:00 to 18:00(from Monday to Friday)
                         From 08:00 to 13:00 (Saturday)
- Cleaning service to all common areas
- Around the clock security guard with digital monitoring camera
- Parking space: Free of charge for car and motorbike parking lots as bellows: 
            Car (≤ 16 seats): 500 m2/car
            Motorbike: 30m2/motorbike

b. The following services are excluded from the rental:
- All electricity consumed by the tenant on the leased premises will be calculated on the basis of electricity meter installed by the Lessor in accordance with the unit price stipulated by the competent authorities add the 10% service charge. 
- Telephone & internet charges including connection fee.
- Cleaning within the tenants premises.
-  Maintenance and consumables within the tenant’s premises.
- Convention hall rental.
- Fee of air – condituning service outside the Business Hours: 8 USD/FCU/hour 
- Fee for the exceeded panking ( during the Business Hours )
+ For car             : 80USD/unit/month (not encluded VAT)
+ For motobike   : 8USD/unit/month (not encluded VAT)
- Other services.
